Landlord Electrical Safety Certificates in London

If you rent out a home in London the law says the fixed wiring must be inspected and tested at least every five years, and at the start of a new tenancy. The certificate that proves it is an EICR. You have to give a copy to your tenants and to the council if they ask for it. I do this work across London all week, from single flats to whole portfolios.

How often does a rented property need one?

At least every five years, and before a new tenancy starts if the last report has expired. Some councils and licensing schemes ask for them more often, so check your licence terms.

What happens if my report is unsatisfactory?

Any C1 or C2 items have to be put right within 28 days, or sooner if the report says so. I list them clearly and quote for the work, then issue written confirmation once it is done.

How much does a landlord certificate cost in London?

Most flats and small houses land between £150 and £250, with larger properties and HMOs between £250 and £400 because there are more circuits to test. Multi-property rates are agreed up front.
