A rewire is the biggest electrical job a home will ever have, so it pays to get it right. London properties need it more often than most because so much of the stock is Victorian or Edwardian, and a lot of it was last rewired in the 1970s or 1980s. Signs it is due are black rubber or fabric cable, round pin sockets, no earth at the light fittings, or a fuse board that trips whenever you plug something in.
I plan the job around you rather than gutting the place on day one. Circuits come out in stages so you keep power and lighting where you need it, and I agree the socket, switch and light positions with you before any cable goes in. Conservation areas and listed buildings in Fitzrovia, Marylebone and plenty of other parts of London bring their own restrictions, and I work to them. Everything is tested, certified and notified when it is done.
Staged so you can stay
Most people live in the property through the work, so I take circuits out in a planned order and keep essentials running wherever it is possible.
Period property care
Cornicing, panelling and original floorboards get lifted and put back carefully, and I flag anything a conservation officer would need to know about.
Agreed before it starts
Every socket, switch and light position is walked through and agreed first, so nothing is a surprise once the plaster is off.
Your questions, answered
How much does a rewire cost in London?
Most full rewires land between £6,000 and £11,000 for a typical three-bed home, depending on size, age and how much making good is needed. Flats and smaller homes sit under that, and you get one fixed price in writing first.
How long does a rewire take?
A flat is usually one to two weeks and a three-bed house two to three weeks, plus plastering and decorating afterwards. I give you a schedule before starting.
Can you do a partial rewire instead?
Often yes. If the lighting is sound and only the socket circuits are past it, there is no sense replacing everything. I test first and tell you honestly what actually needs doing.
