EICR Electrical Safety Reports in London

London is my home patch and I test every kind of property in it. A mansion block flat in Fitzrovia, a converted flat above a shop on Great Portland Street, a Victorian terrace further out, they all carry their own wiring history. An EICR, or Electrical Installation Condition Report, is a full inspection and test of the fixed wiring, the consumer unit, the sockets and the circuits. It tells you in plain words whether the installation is safe to keep using or whether something needs putting right.

Older London flats often hide decades of added wiring, and a few still have rubber or lead sheathed cable behind the plaster. I work through the whole installation with calibrated test gear, then grade every finding by how urgent it is. As an NICEIC Approved Contractor working to the 18th Edition wiring regulations I test and certify properly. The price is agreed before I book you in, so the cost is settled up front.

Flats and mansion blocks

I test a lot of converted and purpose-built flats in central London, so the shared supplies and metering setups managing agents ask about are familiar ground.

Your questions, answered

How much does an EICR cost in London?

Most EICRs in London land between £150 and £250 for a flat or small house, and £250 to £400 for a larger property with more circuits. I confirm the price before booking you in.

How long does an EICR take?

A one or two-bed flat usually takes two to three hours. A larger house with more circuits can take most of a day. I tell you the likely timing when I quote.

Does the power have to go off?

Yes, for parts of the test. I work through it in stages and tell you before each one, so you can plan around it. In a flat it is rarely off for long.
